Buying

Find the right home, without the runaround.

Whether you're moving across town or across the country, I'll help you get clear on what you want, see the homes that actually fit, and write an offer that holds up. I made the move to St. Augustine myself, so I know the questions you're asking before you ask them.

  • A straightforward buyer consultation to map out your budget, timing, and must-haves.
  • Showings scheduled around your life, including video walkthroughs if you're buying from out of state.
  • Offer strategy, negotiation, inspections, and everything through closing, handled.

Florida buyers sign a written buyer agreement before touring homes. I'll walk you through it so there are no surprises.

Start with a buyer consultation

Selling and buying at the same time

Ready for the next house? Let's line both moves up.

Most moves aren't just a sale or just a purchase. You're selling the house you have to get into the one you want, and the timing is the hard part. I'll help you sequence the sale and the purchase so you're not carrying two mortgages or rushing into the wrong home.

Selling

Priced right. Marketed well. Negotiated hard.

Selling your home should feel organized, not stressful. We'll start with where the market actually is, build a plan to present your home at its best, and then I'll negotiate for every dollar you've earned.

  • A pricing strategy built from a current market analysis, not a guess.
  • Professional photography, MLS and online marketing, and showings handled.
  • Offer review, negotiation, and contract-to-close management.

About Vic

I don't just sell St. Augustine. I live here.

My wife and I are raising our two boys on Anastasia Island. The kids go to school here, my wife works here, we go to church here, and most mornings you'll find me checking the surf before the workday starts. Weekends are the boat, the Intracoastal, a fishing rod in somebody's hand, and me on the sideline watching my boys play soccer.

That matters when you're buying or selling, because the questions that actually decide a move aren't on a listing sheet. Which side of the bridge. What the beach access is really like. How the afternoon traffic on A1A runs in summer. I answer those from living it.

It was our first time buying a house, and Vic helped walk us through the process in a way that gave us confidence and removed the overwhelm we were having. "Personable, professional, and proactive. Vic provides frequent and transparent communication which was huge for my wife and I when going through the home buying process. The specifics of my purchase provided a more complex than usual situation. If not for Vic's vigilance, I am certain we wouldn't have had the level of success that we did."

Questions people ask

Straight answers about buying and selling in St. Augustine.

Updated October 2026. Short answers to the questions I get most. If yours is not here, ask me directly.

Who is Vic Curro?

Vic Curro is a REALTOR® with The Good Life Real Estate LLC in St. Augustine, Florida (Licensed Florida Real Estate Sales Associate, SL3487040). He lives on Anastasia Island and helps buyers and sellers across St. Augustine, Anastasia Island, St. Augustine Beach, Crescent Beach, Vilano Beach and the historic district. Call or text 904-788-3775 or email vic@teamcurro.com.

What areas does Vic Curro serve?

St. Augustine and the coast around it: Anastasia Island (including Davis Shores and Lighthouse Park), St. Augustine Beach, Crescent Beach, Vilano Beach, historic downtown St. Augustine, Lincolnville and North City, and the rest of St. Johns County. Vic also connects clients with agents he knows personally in West Palm Beach, Miami, The Hamptons, New York City and San Diego through My Agent Match.

Do I need to sign a buyer agreement before touring homes in Florida?

Yes. Since August 17, 2024, under the National Association of REALTORS® practice changes, a REALTOR® must have a written buyer agreement with you before touring a home together. The agreement spells out what the agent does for you and how the agent is paid. Compensation is negotiable and is not set by law. Vic walks through the agreement with you before any showing.

How much does it cost to hire a real estate agent in St. Augustine?

Real estate commissions are negotiable and are not fixed by law or set by any association. The amount is agreed in writing in your listing agreement or buyer agreement before any work starts. On the buyer side, the seller may offer to cover some or all of the buyer agent's compensation, but that is negotiated deal by deal. Vic explains the exact numbers before you sign anything.

Can I sell my current home and buy my next one at the same time?

Yes. For most owners it is one move with two transactions, not two separate moves. The usual sequence in St. Johns County right now is to list and get under contract first, then buy with a coordinated closing or a short post-closing occupancy so you are not carrying two mortgages. Buying first with a sale contingency or a home equity line is also possible. Vic maps the timeline out before the sign goes in the yard.

How do I find out what my St. Augustine home is worth?

Ask for a free home value report. Vic builds it from recent closed sales in your neighborhood pulled from the St. Augustine and St. Johns County Board of REALTORS® MLS, not from an automated estimate. Online estimates do not see your home's condition, updates or lot, which is where most of the difference lives. Request one from the home value page or call 904-788-3775.

How long does it take to sell a house in St. Augustine?

In September 2026, the median single-family home in St. Johns County went under contract in 42 days, down from 46 a year earlier, according to realMLS data reported by the St. Johns Citizen on October 19, 2026. Add a typical 30 to 45 day contract-to-close period for the full timeline. Pricing and condition move that number a lot in either direction.

What is the first step if I want to buy a home in St. Augustine?

A short buyer consultation. You and Vic go over budget, timing, must-haves and the areas that fit, then sign the written buyer agreement that REALTORS® are required to have in place before touring. If you are financing, getting pre-approved with a lender early tells you your real price range and makes your offer stronger. Call or text 904-788-3775 or use the contact form on this page to set it up.
